Give yourself a competitive advantage by choosing a qualified professional to handle your home sale.

Creativity is key, and I attack each new listing with pizzazz and fervor. I will find your home's selling points, write wonderful copy for all brochures and online descriptions, and come up with creative new ways to get agents and buyers viewing your home. I love to come up with ways to get others as excited about your home as I am and I make sure that they feel at home from the moment they walk in!

As you prepare to sell your home, I appreciate the opportunity to assist you with one of life's most important events. Below are some tips to help make your upcoming sale a positive experience! Please don't hesitate to call me when you're ready to make your next move.

Setting the price

Location, condition, amenities, supply and demand, local and global market conditions - these are just some of the factors to consider when determining the list price of your home. I will provide you with a Comparative Market Analysis detailing all current home for sale and recent sales activity in your area so you will be able to come up with a realistic, competitive pricing strategy on your home.

Getting the attention of buyers

Working with Coldwell Banker gives you the advantage of the vast marketing resources of an international brokerage. Your home is featured on over 60 major home news and search sites including extended marketing on the top 6 trafficked websites: Zillow, Yahoo, Trulia, Realtor.com, AOL real estate, and MSN real estate. Your home will also have it's own online multimedia property brochure with unique URL - a must in today’s market where over 95 percent of buyers conduct their home search online.

Preparing your home for showings

In any real estate market, you want to make the best first impression possible when prospective buyers come to see your home! Topics we may discuss include:

Depersonalizing your home
Creating a pet-free zone
Maximizing storage space
Selling your kitchen
Lighting your home to sell

While we are marketing your home, we want to keep it ready for showings!

Maureen was an excellent realtor in the sale of my parents' house in Wilmette. Because I live out of town, Maureen had to handle a lot of things that the owner typically would have had to do. She went above and beyond. Her enthusiasm was unending. Her marketing ads and brochures were beautiful and professional. She chose the right advertising tools to get the house shown and sold. We all ended up feeling that what started as a business relationship developed into a friendship. She gets 5 stars in my book for a great job!"

Once a buyer presents an offer, my job is to help you obtain the best possible price and terms.

Typically, an offer includes the following information:

• Amount the buyer is willing to pay
• Mortgage amount, if any
• Closing and occupancy dates
• Contingencies (mortgage commitment, building inspections, etc.)
• Any personal property specifically included or excluded

Further negotiations may be necessary to reach mutually agreeable terms. Counter-offers are common, and proposed changes should be reviewed and responded to quickly. Remaining in close contact with me during the negotiation process is critical.

I keep working for you from contract to closing and beyond.

Once you have an acceptable offer, I closely monitor the progress of all contingencies to make certain that all deadlines are met.

The closing is a formal process where all parties sign all of the necessary paperwork needed to complete the transaction. Title to the property is transferred from you to the buyer. The buyer receives the house-keys and you receive payment for the house! From the amount credited to you, the title representative subtracts the funds to pay off the existing mortgage and other transaction costs. Deeds, loan papers, and other documents are prepared, signed and ultimately filed with local property record office.

After the closing I am here to assist you with the services you need before, during and after your move.
